Subdivision Survey
A Subdivision Survey is commonly refereed to as subdivision platting. This process includes a splitting of the land tract into smaller packages. The subdivision ordinance provides appropriate standards for the designation of both residential and commercial lots, roadways, parks, drainage, and easements for utilities. This determines how city services will be carried-out to each individual lot. The standards have been created to improves safety and protect the health of the public.
Subdivision surveys differ from the normal boundary survey in that the monumentation for subdivision surveys is mandated according statute and primarily governed by the Plat Act. Interior corners must be monumented before the conveyance of any lot, parcel, or unit in the subdivision and must be put forth within 12 months of the records indicating the subdivision plat. Delayed staking must be noted in the records as "to be set." The identification can be done by labeling or symbols deemed appropriate. With the completion of the monumentation, the surveyor will file an affidavit with the Recorder of the parish or county in which the subdivision is located, This certifies that the monumentation has been completed. The affidavit includes the subdivision name, plat date, and location information (book and page and/or document number).
